What It Means for Sloatsburg
A proposed amendment to the MU1 Zoning District could significantly reshape development in Sloatsburg. Covering the Route 17 corridor from Park Avenue (Jesse’s Bagel shop) to the Tuxedo border, this amendment proposes major changes, including:
Increasing allowable dwelling units per property by over three times
Raising height limits from 35 feet to 45 feet
Allowing buildings up to 4 stories instead of 2.5
Reducing lot area per unit from 10,000 to 3,500 sq. ft.
Lowering required road frontage from 35 feet to 30 feet
Eliminating required building separation (currently 35 feet)

Why This Matters
This amendment is closely tied to the proposed Stewart Farms development, increasing its potential unit count from 22 to 63. Combined with other projects in the Village—including Aspen Road and Community Fields—alongside 1,600+ units in Tuxedo Reserve, the cumulative impact could be significant.
